Pricing & Marketing Strategy

After the marketing consultation, we carefully craft a customized pricing & marketing strategy for your property and your personal situation.

We identify how best to portray your property to the right buyers so that we are effective in our marketing efforts. We use many different techniques embracing traditional marketing methods and combining them with cutting edge tools to ensure your property is maximally exposed to the market.

Preparing your home for market

We provide you with our home preparation specialist to help make your property look its absolute best. Every little detail is covered during your consultation to give you the best advice on how to prepare the property for market.

A home that looks like a showhome will give you the most opportunity to sell for the highest amount in a reasonable timeframe.

Media Shoot

Once the property is looking its best, we hire the very best professionals in their fields. They take high quality exquisite photos, create a stunning cinematic video of the property & surrounding location and create captivating floor plans to assist buyers in visualizing moving into the home.

Market Launch

Once the property is ready to be exposed to the market, we implement our custom marketing strategy.

Many factors come into play such as what day to go live on market, how to create the best first impression and how to use the marketing materials and tools effectively to capture the right buyers for the property.

Showing the property

We coordinate all requests to view the property with you to ensure buyers can view the home when it looks its best and convenient to you.

We will also make sure that any unrepresented buyer wanting to view the property with us is qualified so that only those in a position to buy will be allowed access.

We believe in connecting with each Realtor that shows the property to find out how the viewing experience was for them and their buyers. It is extremely important to find out what the other side thinks so we can stay in tune with the market and make any changes in our marketing approach if needed.

We also can use information provided to us for our advantage when it comes time to negotiating an offer with an interested buyer. At the same time we protect your interests so these conversations don't negatively impact you.

Weekly Market Reports

Every Friday we will provide you with an in depth market report specific to your local market. We will provide your property's listing data including how many views online, calls from Realtors & buyers, what comparable properties have been recently listed, have conditionally sold or sold and any price adjustments that have been made in the last week.

Market trends will also be monitored and provided so we can keep a pulse on the market and not get complacent in our marketing efforts. 

Negotiate

When we receive an offer we evaluate how best to proceed. Based on when an offer is received in the selling process it may require a different strategy to either try and create a multiple offer situation or be dealt with swiftly.

We scrutinize every detail in the offer and use our expertise to help you navigate the negotiation process. We lean heavily on our past experiences to extract the best deal for you.

Accepted Offer

This is a very exciting step in the selling process but it does not signal "all clear" just yet. 

Financing and property inspections conditions can provide land mines to avoid and our expertise will help you do just that. 

Closing

We are now at the final step of the process, closing. After the buyers have waived conditions they are locked into the contract and must close. 

We can provide you with a lawyer to use to help complete the final paperwork to ensure a smooth closing transition.
